Buying
Conventional loans start at 3 to 5 percent down, FHA at 3.5 percent and VA at zero. Many of our buyers put down 10 to 20 percent. We connect you with lenders who can walk through the numbers for your situation.
We strongly recommend it. Sellers expect a pre-approval letter with every offer, and it tells you exactly what price range to shop in.
Buyer compensation is agreed in writing before touring and is often paid by the seller. Our standard is shown on the Buying service page as a sample figure, and it is always negotiable.
Price matters, but so do earnest money, appraisal gap coverage, inspection terms and closing timing. Your agent learns what the seller values and structures the offer around it.
Selling

Yes. We coordinate both transactions, and can negotiate a rent-back or use bridge financing so you only move once.
Renting and property management
Most Meridian-managed homes require a deposit equal to one month of rent. Colorado law requires deposits to be returned within one month of move-out, or up to 60 days if the lease says so.
Many of our homes accept pets with a pet deposit and monthly pet rent. Assistance animals are not pets and are never charged pet fees.

Our sample pricing is 8 percent of collected rent plus a leasing fee of half a month's rent, with no fees on vacant months.
Commercial
In most commercial leases, the landlord pays both brokers from the lease commission. We confirm this in writing before touring.
In a triple net (NNN) lease the tenant pays a share of taxes, insurance and maintenance on top of base rent. In a gross lease those costs are included in the rent.
